The Construction Material Buying Guide

A map of the whole build, in the order you'll actually buy things.


This page doesn't try to teach you every material. Each one has its own guide, linked where it belongs.

What this page does is answer the questions those guides can't: what to buy when, what has to be decided before each purchase, and where in this whole project your money is genuinely well spent.

If you're building for the first time, read it once end to end. It's the shape of the next eighteen months.


Three rules that apply to everything

1. Buy for the phase, not for the project.

The single most expensive habit in house building is ordering everything early for a better rate. Cement loses roughly 20% of its strength within three months of manufacture. Steel left on bare ground through a monsoon spell develops pitting. Bricks stacked in the open get contaminated.

More material is ruined on site than is ever sold bad. Order against your work schedule, in phases, and accept the slightly worse rate.

2. Check at the gate, not after.

Every material in this guide has a check that takes under ten minutes at delivery. Once a load is unloaded, mixed into a stack, and partly used, you have no leverage and no proof. The ten minutes is the whole quality system.

3. Keep the paper.

Bag markings, steel bundle tags, invoices showing grade and size, mill test certificates. One folder, kept until the building is finished. It costs nothing and it cannot be reconstructed later — and if a question ever arises during a sale, an insurance claim or a dispute, that folder is the answer.


Where to spend, and where not to

This is the consolidated view from every guide in this series. Some of it argues against the more expensive option.

Worth paying for

Not worth paying for

Never economise on

Cement freshness. Correct wire size for the load. Waterproofing detailing — falls, coving, upstand. Concrete cover over steel. Curing.

These are the five places where saving money produces a defect you cannot see and cannot fix later.


The build sequence

Before you buy anything

Three documents. In this order, and all of them before your first major order:

  1. Structural drawings from a qualified structural engineer.
  2. A bar bending schedule — every bar by diameter, length, shape and count. This is what you order steel against.
  3. An electrical layout from a licensed electrician, with circuits and sizes specified.

If you don't have these, that's the gap to close first. Everything downstream is guesswork without them.


Stage 1 — Foundation and structure

What you're buying: cement, TMT steel, sand, aggregate.

Steel — the one decision: Fe 500D, in the quantities on your bar bending schedule. Order in three phases: foundation, columns, then beams and slab. Each uses a different mix of diameters, and phasing keeps steel out of the sun.


Stage 2 — Walls

The one decision, and it comes first: is your house load-bearing, or an RCC frame? Everything else follows from that answer, including how much steel you needed in Stage 1.

  • Load-bearing → clay or fly ash brick. AAC is not your material.
  • RCC frame → all three are options, and AAC's thermal advantage is genuinely worth considering in this climate.

The one check: for clay brick, sample from deep in the stack — never the neat front face — then sort the load into grades and send each to the walls it belongs in. Every kiln load contains a range.

Stage 3 — Roof and waterproofing

The one decision: flexible over rigid. Daily thermal movement, not rainfall, is what breaks roofs here.

The one check — and it's a process, not a product: correct falls before anything is applied, coved fillets at every vertical junction, membrane turned at least 150 mm up the parapet, an overflow scupper, and a flood test before you cover anything.

Roughly 80% of terrace leaks start at junctions. Judge the contractor on the edges, not on the brand quoted.

Stage 4 — Services

This is the stage to get right, because it's buried afterwards.

Electrical — the one decision: correct size per circuit, specified by a licensed electrician, in FRLS insulation. The one check: ISI mark and IS 694 printed along the wire, multi-stranded copper, and weigh a coil against another of the same size. → Best Electrical Wire for Home

Plumbing — the one decision: the pipe follows the line, not the budget. Hot-water lines need CPVC; ordinary PVC softens and deforms. This matters more here than elsewhere, because a solar water heater on a summer afternoon delivers water hot enough to damage the wrong pipe. The one check: confirm the solvent cement matches the pipe type — CPVC and PVC use different cements, and the wrong one is a leading cause of joint failure.

A note on sequencing: conduits and pipes go in before plaster. Decide the position of every geyser, AC, TV point and heavy wall fixture now, while walls are still open — particularly if you're using AAC, where heavy fixtures need anchors or provisions planned in advance.


Stage 5 — Finishes

Tiles, sanitaryware, paint, hardware, switchgear.

This is the stage everyone enjoys and the stage with the least structural risk — a wrong tile is a disappointment, not a defect. It's also where showroom time genuinely pays, because these are decisions best made by looking rather than reading.

Two practical notes: buy tiles with a margin — around 5–10% over your measured area for cuts, breakage and future repairs, from the same batch, because shade varies between batches. And order finishes late, once site dimensions are final rather than drawing dimensions.


Storage — the invisible cost

Almost every material in this guide fails the same way: not because it was bad when bought, but because of where it sat afterwards.

  • Cement — indoors, on a raised platform, clear of outer walls, stacked no more than ten bags high, oldest used first.
  • Steel — off the ground on wooden sleepers, never in standing water, covered if it'll sit through a wet spell. Light surface rust is harmless; flaky, pitting rust means lost section.
  • Bricks and blocks — stacked on firm level ground, clear of mud, covered if rain is coming.
  • Wire, tiles, sanitaryware — indoors, dry, in original packaging until the day of use.

The delivery checklist

Print this. Every load, without exception:

  • Read the markings — grade, size, date, ISI mark. Match them to your invoice before unloading.
  • Verify what can be verified — the CM/L number on the BIS Care app for steel.
  • Weigh a sample — bars, wire coils. Steel and copper are sold by weight.
  • Sample from deep in the load, not the front face.
  • Sort and direct — send each grade to where it belongs rather than rejecting a whole load.
  • Keep the tags and the invoice.

The short version

Get the drawings first. Buy in phases. Spend on ductility, insulation grade, flexibility and detailing — not on brand names or on grades stronger than your house needs. Check every load at the gate. Store it properly. Keep the paper.

Do that and you'll have spent less than the person who bought everything early at a discount, and you'll have a better house.
