House Construction, Stage by Stage: What to Check Before It's Covered Up

You visit the site on Sunday. They pour on Monday. What should you be looking at?


Most first-time builders visit their site regularly, look at it carefully, and have no idea what they're supposed to be seeing. The work looks like work. The steel looks like steel.

This guide is the answer to a narrow, useful question: at each stage, what becomes permanent next — and what should you check before it does?

Because construction is a sequence of things burying other things. Concrete buries steel. Plaster buries conduit. Flooring buries plumbing. Almost every serious defect in a house was visible for a day or two and then wasn't.


The three that can never be fixed

Before the stage-by-stage list, know which mistakes are permanent. Everything else is repairable at some cost. These aren't:

  1. Concrete cover over reinforcement. Once poured, it's set for the life of the building.
  2. Curing. Concrete that dried instead of curing never reaches its design strength, and no later treatment recovers it.
  3. Waterproofing detailing buried under a screed or tiling.

If your attention is limited, spend it on these.


Checkpoint 1 — After excavation, before the PCC

What's about to be buried: the ground itself.

  • Depth and dimensions match the foundation drawing. Measure a couple yourself.
  • The base is firm, undisturbed soil — not loose backfill, not soft patches.
  • No standing water and no mud at the bottom.
  • Levels are consistent across the footings.

If the soil at the base doesn't look like what your engineer expected, stop and call them. This is the cheapest moment in the entire project to change your mind about a foundation.


Checkpoint 2 — Reinforcement placed, before any pour

This is the single most important hour of your involvement in the whole build. Once concrete goes in, everything below is permanent and invisible.

Walk the steel the evening before the pour, with the bar bending schedule in your hand.

Cover blocks — check these first

Cover is the layer of concrete between the steel and the outside air. It's what stops your reinforcement rusting for the next fifty years. It's created by small spacers — cover blocks — tied under and beside the bars.

They cost almost nothing and they get left out routinely.

Look underneath the mesh and along the sides. There should be blocks at regular intervals, everywhere, holding steel clear of the shuttering and the ground. Steel sitting directly on the formwork or on soil will have effectively zero cover at that point, and that's where corrosion will start.

As per IS 456, minimum cover is 50 mm for footings and 40 mm for columns. For beams and slabs it varies with exposure conditions — the correct value for your house is on your structural drawing. Ask your engineer what it is and check the blocks match it.

Then check the rest

  • Bar diameters and spacing match the schedule. Count the bars in a beam or a slab strip and compare.
  • Stirrups and ties — correct spacing, and noticeably closer together near the ends of columns and beams. That closer spacing is seismic detailing and it matters in Bikaner. If the spacing looks uniform end to end, ask why.
  • Laps — staggered, not all at the same section, and of the length the drawing specifies.
  • Top steel in slabs is actually at the top — held up by chairs. Top bars trodden flat during the pour are a common and serious defect.
  • The steel is clean — no oil, no mud, no thick flaking rust. Light surface rust is fine.
  • Conduits, sleeves and any inserts are in place before the pour, not chiselled in afterwards.

Take photographs. Lots of them. They cost nothing and they are the only record that will ever exist of what's inside your slab.


Checkpoint 3 — During and after the pour

What's about to be buried: the quality of the concrete itself.

  • No water added at site to make the mix easier to place. This is the most common and most damaging site habit there is — added water raises workability and lowers strength directly.
  • Proper compaction. A vibrator should be used systematically, not waved about.
  • The pour is continuous in each section. Long unplanned breaks create cold joints — weak planes through the member.
  • Curing starts as soon as the surface can take it, and doesn't stop.

Curing: the number almost everyone gets wrong

IS 456 sets minimum curing periods, and they increase in hot, dry weather — which describes Bikaner most of the year:

Most sites stop at three or four. The concrete looks hard, so it seems done — it isn't. Hardening and curing are different things, and stopping early costs strength you cannot get back.

Ponding a slab, or keeping it continuously wet under covering, is nearly free. It's the highest-return instruction you will give on your entire site.


Checkpoint 4 — After deshuttering, before anything is patched

What's about to be buried: whatever went wrong in the pour.

The moment shuttering comes off is the only time you'll see the concrete as it actually is. Look before anyone applies mortar to it.

  • Honeycombing — rough, stony, voided patches where mortar didn't fill around the aggregate. Small surface patches are common. Deep ones that expose reinforcement are a structural matter for your engineer, not a plastering matter.
  • Exposed steel anywhere.
  • Alignment — columns plumb, beams level, faces true.

Make it clear beforehand that you want to inspect before patching. Honeycombing is very easy to make disappear and very hard to un-hide.


Checkpoint 5 — Before plaster

What's about to be buried: every service in your walls, and your ability to hang things on them.

  • All conduits and pipes are in, and you have photographs of their routes. You will want these in ten years when someone drills a wall.
  • Chases are cut, not hammered. Cut chases with a machine; hammered chases shatter the surrounding masonry.
  • Fixing provisions are in place for geysers, ACs, TV mounts, heavy cabinets and wall-hung sanitaryware. This matters enormously if you've used AAC blocks, where ordinary anchors won't hold — decide those positions now, not later.
  • Plumbing has been pressure-tested before anything is concealed.
  • Walls are properly wetted before plaster goes on, so the masonry doesn't pull water out of the mortar.

Checkpoint 6 — Before the waterproofing is covered

What's about to be buried: the thing that keeps your roof dry.

  • Falls are correct — water runs to the outlets, no flat areas or low spots.
  • Coving at every vertical junction, membrane turned at least 150 mm up the parapet and properly terminated.
  • Outlets are at the low point and an overflow scupper exists.
  • Flood-test it. Plug the outlets, fill the terrace shallowly, leave it 24 to 48 hours, then inspect every ceiling below.

Do the flood test before the protective screed or tiling goes on, while a repair is still simple. Almost nobody does this. It is the best hour you will spend on the roof.


Checkpoint 7 — Before flooring

  • Levels and slopes — bathrooms, balconies and terraces must fall to their drains. Pour a bucket of water and watch where it goes.
  • Sunken portions are waterproofed and tested before filling.
  • Tiles are from the same batch — shade varies between batches, and mixing them shows.

Checkpoint 8 — Before final payment

Hold a meaningful retention until the snag list is closed. Once the final payment is made, your leverage is gone.

Collect and file: the sanctioned plan, structural drawings and bar bending schedule, electrical layout, plumbing route photographs, material invoices, steel bundle tags, and any test certificates.


If you do only three things

  1. Walk the steel the night before every pour, with the schedule in hand, and check the cover blocks.
  2. Insist on the full curing period — 10 days for OPC here, 14 for blended cement.
  3. Flood-test the terrace before it's covered.

Those three cost almost nothing and prevent the defects that cannot be repaired afterwards.


The short version

Every stage buries the one before it. Look at each stage as though it's your last chance to see it — because it is.
